Latest updates for 18-20 Harley Place

Latest update on works at 18-20 Harley Place, London W1.

Following the planning consent secured in late 2024 for the redevelopment at 18–20 Harley Place and part of 25 Wimpole Street, The Howard de Walden Estate has reviewed the scheme and an exciting, sustainable and more focused residential development is now proposed at 18–20 Harley Place and its garden area.

The revised proposals will transform the commercial garages into two new one-bedroom ground-floor homes, alongside a new three-bedroom duplex at the rear of Harley Place. The duplex will replace the previously approved commercial link building and will require only minor adaptations to the existing garden level. A new high-quality landscape, including a new wildlife green roof, will ensure that the garden continues to contribute positively to its surroundings.

The development will also incorporate part of the original consented scheme: a new mansard above 18–20 Harley Place, creating two additional flats, together with the refurbishment of the existing seven residential flats. These flats will benefit from better layouts and improved energy performance through upgrades to the existing thermal envelope and the replacement of gas boilers with air source heat pumps. The two existing apartments at 18 Harley Place on the 1st and 2nd floors will also benefit from discreet extensions, providing an additional room for each unit and greater flexibility for their occupants.

The development plans to provide a range of external amenity space, including private gardens, terraces and new balconies, with views onto the proposed biodiverse landscaped roof of the new garden duplex.

The planning proposals are now being prepared, with The Howard de Walden Estate targeting an application to Westminster City Council by early December 2026. Ahead of submission, consultation meetings with neighbours and local residents are planned during November 2026, providing an opportunity to share the proposals and gather feedback.

Subject to planning consent, preliminary investigation and clearance works are planned for early 2027, followed by the main development starting in summer 2027 with completion expected in late 2028.
