1 Marylebone High Street: design with purpose

Building something better for Marylebone Village.

Over the past few weeks, work at 1 Marylebone High Street has continued at pace and we wanted to share some insight into how we're approaching the design of the building.

Designing for how people work today

We're working closely with Jonathan Holt of Holt Architecture, whose perspective on workplace design shapes much of our thinking.

As Jonathan explains in the video above, the purpose of a workspace has shifted over the last five years from simply somewhere you go to do your job, to somewhere that attracts and retains people by feeling as comfortable as home. Our ambition for 1 Marylebone High Street is a space that feels natural and calming, not purely functional.

Reflecting Holt Architecture's partnership with The Howard de Walden Estate, Jonathan points to "our shared commitment to taking environmental responsibility seriously and ensuring that sustainability sits at the heart of every design decision, not as an afterthought".

Sustainability at the core

That commitment supports the estate's wider goal of reaching net zero by 2040, ten years ahead of the government's target. Projects like 1 Marylebone High Street play an important role in getting us there.

We're replacing every window and upgrading the electrical installations throughout, significantly improving energy efficiency. We're also targeting BREEAM Excellence, reflecting our ambition to deliver one of the most sustainable buildings in Marylebone Village.

A building designed with purpose

Together, these decisions, from the layout and flow of the space to the fabric of the building itself, reflect a wider ambition: to create a workplace that feels considered in every detail, and that supports both the people who will use it and the environment around it.
