Project Start & Road Closure Information:
January 2026 marked the start of the £9m project to extend and refurbish 1 Marylebone High St. Over the next 15 months, the rear of the building will be demolished and extended to the boundary alongside the creation of a new roof terrace and roof pavilion. The four floors of offices will then be fit out, alongside the creation of end of trip facilities and a refresh to the two retail units.
The finished product will provide high class office spaces, delivered to Cat A+ with meeting rooms, kitchenettes and furniture installed ready for a tenant to take occupation. The scheme is targeting BREEAM Excellent and NABERS 4.5* and will be a leading example of sustainable development.
In order to facilitate the works, Marylebone Lane will be closed to traffic from the High St end, with a diversion in place to allow traffic to access the lane, Bulstrode Place and Cross Keys Close from Bulstrode St. This means that traffic management of the area from the High St to Bulstrode St will be under the control of the main contractor, GPF Lewis, from 8am-6pm Monday-Friday, with traffic marshals placed at the junctions.
