A new chapter in the Heart of Marylebone Village.
At Howard de Walden, we have been working on a project to transform 1 Marylebone High Street, a landmark redevelopment in the heart of Marylebone Village that will redefine both the building and the experience it offers.
We are taking the building back to its core structure so we can rebuild with purpose. Stripping it back allows us to introduce a more sustainable, future-ready fabric that meets the needs of tomorrow's occupiers.
Designed for the future
Our aim is to deliver a building that offers a better environment and an improved experience for occupiers. The redevelopment will increase overall floor space by 30%, introduce a new roof terrace and deliver fully refurbished, high-quality offices with flexible, open-plan layouts designed to attract leading occupiers.
A rare addition to Central London
A defining feature of the scheme is the creation of a new pavilion space, something rarely found in such a prime central London location. As visitors move through the building and up towards the terrace, the transition will feel deliberate – a shift from a working environment to something more open and restorative. Our vision is that stepping onto the terrace should feel like leaving the office and entering a park; a place that connects people to nature, right in the centre of the city.
Reimagining the building form
We are extending the façade to the full perimeter and carefully building upwards, integrating complex structural steelwork to unlock larger floorplates, improved natural light and stronger visual connections across the building and out onto Marylebone High Street.

Located in one of London’s most desirable neighbourhoods, this transformation will deliver a workplace where people genuinely want to spend time. By combining prime location, enhanced space and a strong connection to nature, we are creating an environment that supports both productivity and wellbeing.
