The Howard de Walden Estate has exchanged contracts with the British Dental Association to acquire the lease of 64 Wimpole Street and will be taking control of the building in late March 2026.

The building provides a rare opportunity in the Harley Street Health District for a new healthcare facility with open plan floors and generous floor to ceiling heights. This exciting development provides over 21,000 sq. ft. of high-quality flexible diagnostic and consulting space over seven floors. Planning information is currently being prepared to allow the layout configuration of the building to be improved and to meet current Fire Safety standards. The proposals are likely to include:

  • Improving accessibility between the main building and rear mews by providing level floors at ground and 1st floors
  • Additional external roof plant areas required for a modern healthcare facility
  • Improved vertical circulation with a new internal stairs and bed lift
  • Rear elevation extension to provide improved consulting rooms to the upper floors
  • Installation of a new electrical substation to allow the removal of the existing gas heating services aligning with Westminster City Council’s de carbon strategy
  • Provision of semi-intensive green roofs / landscaping

The Howard de Walden Estate is aiming to submit a planning application with Westminster City Council by mid-February 2026. Subject to obtaining planning consent, we intend to start the main works in late 2026 with completion in late 2028.

Whilst planning consent is being considered, we will be engaging building contractors to undertake the clearance of the internal finishes and services, investigation works for the structural alterations and internal enabling works.
